Residential real estate & renewable energy

Building homes. Creating energy.
Investing in tomorrow.

We develop thoughtfully designed residential communities — and through Glow-Dough Energy, we produce renewable electricity to help balance what they consume. Building more. Consuming less.

We don't build to sell. We build to keep.
Every home and every solar farm we create is one we plan to stand behind for generations — not just until the next transaction.

Our Philosophy

Building More. Consuming Less.

Building communities comes with responsibility. Every new home we develop increases the need for energy — and we believe growth should never come at the expense of the future.

Through Glow-Dough Energy, our ambition is to produce enough renewable electricity to balance the energy consumed across the Play-Dough Properties portfolio. Not because our homes are directly powered by our solar farms — but because we believe long-term development should be matched by long-term responsibility.

For us, sustainability isn't an add-on. It's part of how we grow.

Where We're Heading

Vision 2035

Our ambition is to build a growing portfolio of thoughtfully designed residential communities, matched step for step by renewable energy production that keeps our footprint in balance. Every new development should strengthen its neighborhood while contributing to a more sustainable future — building more, consuming less.

Join the Journey

Be part of what we're building.

Whether you're an investor, a future tenant, or a municipal partner — we'd love to talk about what comes next.

About Us

A quieter kind of real estate company.

Play-Dough Properties was founded on a simple idea: build homes designed to last for generations. We develop and own residential real estate for the long run, and through Glow-Dough Energy, we produce the clean electricity that powers the communities around us.

Our Approach

We build, we own, we stay.

Most developers sell and move on. We don't. Every apartment building and every solar farm we bring to life stays in our hands — which means we only build things we're proud to be responsible for in twenty years, not just twenty months.

That mindset shapes everything: the materials we choose, the neighbourhoods we invest in, and the partners we work with, from tenants to municipalities. Long-term ownership. Long-term relationships.

It's also why we hold ourselves to a simple standard as we grow: building more, consuming less. Every home we add to our portfolio comes with a responsibility to balance it — which is exactly what Glow-Dough Energy exists to do.

With tenants, investors, and municipalities alike — through consistency.

Long-term thinking

Decades, not quarters. Stability is a feature, not a limitation.

Availability
01 — Arrival

The first impression.

A quiet street in central Örebro, a pale façade, and a door that's welcomed residents for decades.

02 — Architecture & Entrance

Common spaces, carefully kept.

Shared hallways and entryways set the tone before residents even reach their own front door.

03 — Interior Living Spaces

Rooms built for living in.

Herringbone floors, calm tones, and generous daylight — a living room designed to be lived in, not just photographed.

A sofa dressed in natural linen, brass details, and a rotating cast of framed local art.

04 — Kitchen

Where mornings begin.

A dark, practical kitchen with warm oak accents — built to be used every day for years to come.

05 — Bedrooms

Quiet rooms to end the day.

Each apartment offers its own composition of light, texture and calm — no two rooms quite alike.

06 — Architectural Character

Some things shouldn't be renovated away.

The original staircase, hand-painted ceiling medallion and stone steps are as much a part of Växthuset 17 as any apartment inside it. We preserve details like these deliberately — they carry the craftsmanship of the building's first builders into its next hundred years.

Craftsmanship. Heritage. Timeless quality — preserved for future generations, and part of why we hold onto buildings like this one.

07 — The Apartments

Three homes, one address.

Växthuset 17 holds three apartments, one on each floor. Tap any one to step inside.

A bright, generously proportioned home with herringbone oak floors throughout, a south-facing living room, and a full kitchen opening onto its own dining area. Original details — the entrance console, the stone staircase, the painted ceiling medallion — are shared with the rest of the building.

Floor 2

Apartment · Floor 2
Upper Floor 120 m² 17 500 kr / month Occupied Original Staircase Access

The upper-floor apartment shares the same building character as the home below — herringbone oak floors, original staircase access, and the building's quiet courtyard outlook, with its own bright corner living room and dining nook.

Basement Floor

Apartment · Basement Floor
Basement Floor 120 m² 5 200 kr / month Two Bedrooms

A generously sized 120 m² garden-level apartment with two bedrooms, an eat-in kitchen, a bright living room, its own hallway with original built-in storage, and a private laundry room shared with no one else in the building.

Future Vision

More communities. More renewable energy.

Additional residential developments and further solar capacity through Glow-Dough Energy, growing steadily alongside the communities we build in.

Glow-Dough Energy

Renewable energy for a balanced tomorrow. We develop, own, and operate commercial solar farms — producing renewable electricity for the local grid, in pursuit of a net energy neutral Play-Dough group.

Our Mission

Glow-Dough Energy was created from a simple belief: as we build more communities, we should also help build a more sustainable energy future.

Our mission is to develop, own and operate commercial solar farms that generate renewable electricity for the local electricity market.

Together with Play-Dough Properties, we are building a company where long-term property ownership and renewable energy production grow side by side.

01 — Vision & Planning

Designed before a single panel is placed.

Every Glow-Dough Energy site starts as a careful plan — panel rows, access paths, fencing, and grid connection points laid out to make decades of quiet, reliable operation possible.

The layout balances maximum solar yield with the surrounding landscape — panel rows angled and spaced for efficiency, with transformer and grid-connection infrastructure kept discreet at the site's edge.

This is where "building more, consuming less" starts: precise planning today, so the site produces reliably for decades.

02 — Construction

Row by row, our first commercial solar farm is taking shape.

Currently under construction, this site will be Glow-Dough Energy's first commercial solar farm — generating renewable electricity for the local market by the end of this year.

03 — Renewable Energy Production

From sunlight to the grid.

Each panel is a small part of a much larger system, converting daylight into electricity that flows out to the local market — not into our own buildings directly, but into the wider energy balance we're working to achieve.

Local Grid

The electricity Glow-Dough Energy produces is sold into the local grid — it doesn't flow directly into Play-Dough Properties buildings. Our ambition is for annual production to balance annual consumption across the group.

Our Philosophy, In Practice

Building More. Consuming Less.

Glow-Dough Energy does not directly power Play-Dough Properties' residential buildings — the electricity we produce is sold into the local market, just like any other commercial solar farm.

Instead, our ambition is to balance the total electricity consumed across the Play-Dough Properties portfolio by producing an equivalent — or greater — amount of renewable electricity. As our residential footprint grows, so does our responsibility to grow renewable capacity alongside it.

What We're Building Toward

Production, expansion, and impact

Commercial Production

Our first solar farm is under construction now, feeding electricity into the local grid by the end of this year.

Future Expansion

Every new Play-Dough development is an opportunity to add solar capacity nearby — a growing, connected network.

Environmental Impact

Cleaner air, less reliance on fossil fuels, and a smaller footprint for every home we build and power.

04 — A More Sustainable Future

One site. The start of a much longer story.

This is the first Glow-Dough Energy site — a template for how Play-Dough Properties will keep pace with its own growth, one solar farm at a time.

Glow-Dough Energy isn't a side project.
It's how Play-Dough Properties keeps its promise — for generations to come.

Sustainability

Built to outlast a business cycle.

Sustainability isn't a department at Play-Dough Properties — it's the reason we hold what we build instead of selling it.

01

Long-term ownership

We keep what we build, which means every decision is made for the next twenty years, not the next sale.

02

High-quality housing

Durable materials and thoughtful design keep our buildings comfortable and low-maintenance for decades.

03

Energy efficiency

Our residential buildings are designed to use less energy — lower bills for tenants, lower impact overall.

04

Renewable energy

Glow-Dough Energy produces renewable electricity for the local grid — working toward balancing everything our residential portfolio consumes.

05

Responsible investments

We grow steadily and deliberately, choosing projects that make sense for decades, not quarters.

06

Future developments

Every new project is a chance to raise the bar — better housing, more renewable capacity, stronger communities.

Sustainability, in one sentence.

Build well. Own it long. Power it cleanly.
